How extra payments pay off your mortgage faster

Each month, interest is charged on the remaining balance: balance × rate ÷ 12. Any amount above the required payment goes straight to principal, so next month's interest is smaller and more of your regular payment hits principal too. The effect compounds.

new balance = balance + interest − (regular payment + extra payment)

This calculator repeats that step month by month until the balance reaches zero, so the savings come from the actual schedule, not an approximation.

What different strategies save

On a $250,000 balance at 6.5% with 336 months left (regular payment $1,617.54):

StrategyNew payoff timeInterest saved
$200 extra every month253 months$83,660
$20,000 lump sum today273 months$82,692

Early extra money is worth the most because it avoids years of compounding interest. Tell your servicer to apply extra funds to principal, and confirm there is no prepayment penalty.

Frequently asked questions

How much interest will I save by paying extra on my mortgage?
It depends on the balance, rate and timing. On $250,000 at 6.5% with 28 years left, $200 a month extra saves about $83,660. Enter your numbers above for your own result.
Is it better to make extra payments monthly or once a year?
Earlier is better, since interest accrues monthly. A lump sum now has more impact than the same total spread over time, but monthly extras are easier to sustain.
Do mortgages have prepayment penalties?
Most conventional loans do not, but some loans do in the first few years. Check your note or ask your servicer.
Should I pay off my mortgage early or invest?
Paying down a 6.5% mortgage is a guaranteed 6.5% return, with no risk. Investments may earn more or less. Many people keep an emergency fund first and then split extra cash.
How do I make sure extra payments go to principal?
Specify it on your payment, using your servicer's extra principal option, or write a note on the check. Verify it on the next statement.
